Here is a breakdown what we can assist our customers with the following:

1. Planning & Permits

  • Site Selection: If you haven’t already secured a lot, this is the first step. Pacific Palisades has a mix of flat and hillside lots, so the terrain will impact design and construction.
  • Design Phase: Work with Palisades Drilling to secure an architect and a structural engineer to design the house according to your needs, the lot's characteristics, and the zoning regulations
  • Permitting: The city of Los Angeles (which governs Pacific Palisades) requires specific permits for construction. This includes zoning approvals, environmental reviews, and building permits. Palisades Drilling will assist you in obtaining your construction permit if needed.
  • HOA Approval: Depending on the location, some areas may have a Homeowners' Association (HOA) that has additional aesthetic or construction standards.

2. Demolition (if applicable)

  • If there's an existing structure on the site, or demolished by fire, demolition might be required before construction can begin. This can take a few weeks depending on the size and complexity of the demolition.

3. Site Preparation & Foundation

  • Grading: For hillside properties, grading may be required to ensure the site is level and stable.
  • Foundation: This is where the structure of the house begins. It can include a concrete slab, raised foundation, or in hillside areas, a more complex foundation system like piers or caissons to ensure stability.

4. Framing & Structure

  • This is the “skeleton” of the house. The framing is built, and the basic shape of the house is established. This includes walls, roofing structure, and floors.
  • Roofing: Depending on your design, you’ll choose between flat, pitched, or custom roofing systems.

5. Plumbing, Electrical, and HVAC

  • After the framing is complete, plumbing, electrical wiring, and HVAC systems are installed. This stage often requires inspections to ensure everything is up to code.

6. Exterior Work

  • Windows and Doors: Once the exterior is sealed up, windows and doors are installed.
  • Siding and Stucco: For Pacific Palisades, stucco or other high-end materials might be common for exteriors, especially for homes that need to blend into the local environment.

7. Interior Work

9. Landscaping & Outdoor Features

  • Any outdoor living spaces, pools, or patios are finished at this stage.
  • Landscaping can include hardscaping (patios, walkways) and softscaping (trees, plants, lawns).

10. Final Walkthrough & Move-in

  • Once everything is complete, you’ll do a final walkthrough with the builder to make sure everything meets expectations.
  • After any final touches are done, the home is ready for you to move in!

  • Hillside Construction: If your lot is on a hillside, you’ll likely need to follow specific geotechnical guidelines to prevent erosion or landslides. This might also impact how the home is designed and the materials used.
